March 2010 Downtown Long Beach Retail Visioning As you may have noticed on our home page, the Dowtown Long Beach Associates (DLBA) has convened a Retail Visioning Steering Committee to guide strategic planning for the retail growth in the downtown. I have been focused on this matter for a few months now. We have a comprehensive plan that will be presented to the public Thursday, March 4 at 6:00 at the First Congretional Church. Commercial Real Estate Credit Crunch We are still experiencing a big credit crunch in the commercial real estate marketplace. It used to be that our clients could bring 25% cash down payment with decent credit and take down their project. Now, on a good day, it's 40-50% cash down if a number of other variables in-synch. At the risk of sounding self-serving, when commercial properties trade, typically many tradesman are put to work in the flooring, electrical, plumbing construction, etc. That one transaction generates economic activity. LBCREC Board Member George Hicks Earns Broker of the Year at Firm

Business Team Business Sales and Acquisitions, which is the largest business- for-sale brokerage in the Western United States, has announced George Hicks as their “2009 Broker of the Year” and their “2009 Producer of the Year” at an awards ceremony on January 13^th. This is the first time in the Torrance company’s fourteen year history that both awards were presented to the same broker. The awards recognize the top dollar producer and the top transaction volume producer respectively at Business Team for the previous year.

Hicks, an eight year veteran says, "In spite of what you may read to the contrary, small business transactions are alive and well. SBA buyer financing is active again and baby boomers are retiring. We expect a break out year in 2010".

Long Beach Commercial Real Estate Council President Brian C. Russell congratulates fellow board of directors member George Hicks for receiving top honors in 2009. "It goes to George's two main traits; 1) Integrity and 2) Knowoledge.

City Council To Take Up Solar Panel Fees On July 7
The Long Beach City Council will meet at 5 p.m. on July 7 at city council chambers, 333 W. Ocean St. in Long Beach. Included on the agenda is a proposal for a feasibility study on lowering city fees for the installation of solar panels. Tire Recycling Roundup On July 11
A recycling roundup will be held in from 9 a.m. to 1 p.m. on July at the Environmental Services Bureau, 2929 E. Willow St. in Long Beach. A New York native, Michael Derk graduated from St. Bonaventure University in New York with a bachelor’s degree in accounting and finance. After moving to the West Coast, he continued his studies earning a graduate degree in real estate from UCLA. During the course of his studies, he went abroad and studied at the prestigious Oxford University in England. Additionally, Michael holds a sales license from the California Department of Real Estate and is a member of the Mortgage Bankers Association.

Since joining Marcus & Millichap Capital Corporation (MMCC) as a Senior Director, Michael has excelled while overseeing loan originations in the company’s Long Beach office. Each year since he has arrived has been more successful than the previous. In 2008 Michael closed 54 transactions, for a total of just over $170,000,000 in loans in one year. Since joining the company in 2002, Michael has closed in excess of $650 million in loan dollars.

Michael brings a great depth of knowledge to structuring multifamily, retail, and industrial products as well as other special purpose properties. He qualified for the company's National Achievement Award in 2004, 2005, 2006, 2007 and 2008. Additionally, Derk was named part of Southern California Real Estate Magazines “40 under 40” in 2004, a title that distinguishes Southern California's top performers in the real estate community under 40 years old. He achieved the highest revenue of all eight MMCC California loan originators in 2004, 2005 and 2006.
